We will conduct a full analysis of your property or business, compare to recently completed transactions or financial market trends, and recommend a sales or lease price designed to generate the highest price, at the best terms, in the shortest time frame. We advertise and market the property, assist seller's in meeting their legal and regulatory obligations in selling or leasing their property, and negotiate any and all offers as agent for the seller.
Buyer representation for homes, land, commercial sales and rentals, investment properties, and businesses to buy or lease
We assist buyers in understanding the local market and help them to find the appropriate property or business. As important, we will advise buyers on properties not well-suited to their needs for reasons not necessarily obvious to those unfamiliar with the area. When representing the buyer, our goal is to find our client the right property at the right price. We will coordinate efforts to compile all the data on a particular property or business of interest, research comparable closed transactions to help determine values, recommend appropriate professional assistance where necessary (i.e. attorney, accountant,building inspector, etc) and negotiate offers to purchase as agent for the buyer. Upon determination, such offers shall incorporate the contingencies and terms to protect the buyer while maintaining the viability of the transaction.
Chris Fucci Associates does not act in the capacity of dual agent where we represent both parties in a transaction. Although there may be situations where the firm is the only agent involved in a particular transaction, we represent either the seller or the buyer and fully disclose our client relationship to all parties. We encourage representation for both parties and recognize the involvement of licensed, trained agents on the oppposite side of our client relationship. This is consistent with our committment to the principles we adhere to by virtue of our membership in the National Association of Realtors. PROPERTY MANAGEMENT
Professional property management is critical to the overall success of any commercial real estate investment venture. A professional property manager is trained in all facets of bookkeeping, maintenance, leasing, and asset protection. Property managers are familiar with national leasing trends, local market conditions, and industry standards relative to operating commercial real estate.
Chris Fucci has been involved in commercial property management throughout northern New England since 1970. In the course of his career, Chris Fucci has been personally responsible for the management of over 3,000 rental and condominium units, 3 million square feet of commercial, industrial, and office space, and numerous other development projects. He has provided services to the Federal Deposit Insurance Corporation, Dartmouth College, U.S. Dept. of HUD, and The Boston Globe, among others.
Chris Fucci Associates is proud to have been named as the Property Manager for the Rivermill Commercial Center at 85 Mechanic St., in Lebanon, N.H. during their critical first year of operations. This historic facility accomodates over 40 business tenants in 110,000. square feet of space including the State of New Hampshire Dept. of Employment Security, Dartmouth Hitchcock Medical Center, and Red River Computer. During their one year tenure, Chris Fucci Associates successfully increased the occupancy of the property from 65% to 95% by attracting major tenants such as Irving Oil and Ramunto's Brick and Brew.
A real estate investment trust group headquartered in California named Chris Fucci Associates as the Property Manager for 21 properties located throughout Brattleboro, VT. Comprising over 110,000. total square feet, the portfolio consists of a variety of office and retail suites and 54 residential rental units. A list of tenants includes Merchants Bank, The US Post Office of W. Brattleboro, Adelphia Cable, Max's Restaurant and Domino's Pizza.
A California client of Chris Fucci Associates, Elemental Developers, has embarked on one of the most innovative and exciting developments in Northern New England to be known as "Neshobe Farms". This project is being designed and developed as a sustainable community with features like community gardens, a wellness center, affordable housing, day care facilities, and a theater of the arts. The concept of communal approaches to issues such as health care coverage, aging in place, hospice care and day care are being addressed as well. Plans call for as many as 250 units to be built in phases over the almost 200 acres on Rt. 7 in Brandon, VT. BUSINESS BROKERAGE
Chris Fucci Associates has been involved in the business brokerage industry since 1972. During that time, Chris Fucci has participated in over 100 business transactions, including merger and acquistion projects resulting in individual values exceeding $15 million. Chris Fucci has also consulted on a number of business reorganization and recapitalization programs for companies in the United States and Canada.
Chris Fucci Associates will contract with owners of businesses interested in selling, to evaluate their company, establish a fair market value, discreetly market the business' availability, screen potential buyers to insure financial capabilities and confidentiality, and negotiate a contract for sale.
We also represent buyers interested in purchasing a business. We assess their potential equity and credit position, review the financial aspects of the business they've chosen to examine, and execute and negotiate offers to purchase.
Chris Fucci Associates will not act as a dual agent in the same business transaction, thereby representing only one client in the transaction.

We incorporate an evaluation process with the use of information provided by one of the nation's premier data banks which maintains revenue and earning ratios for over 100 different types of businesses sold throughout the country. The data is compiled from actual sales recorded by participating business brokers, thereby establishing the most effective and critical base line for value.
Potential buyers are required to disclose certain financial information and execute strict confidentiality agreements before gaining access to a client's financial information. Conversely, business Sellers must agree to hold all information pertaining to prospective Buyers in the strictest confidence as well. This usually includes the Buyer's identification. The element of confidentiality is critical in any business transaction and often extends to both parties beyond the actual closing.
